Things to Consider when Roofing your Home

You want to confirm the roofer is:
· Insured
· From DFW.
· Registered with the BBB with many years of service.
· Member of the North Texas Roofing Contractor Association.

What to look for:
· Never pay up front. No payment until the job is done. If they need up front money, they have no capital.
· Confirm the Roofing Co. has their own roofing crews. Most subcontract this out and have no idea who is on your home.
· Make sure they provide a Release of Lien at the end of the job
· Make sure they provide a copy of the “manufactures” warranty paperwork. Most roofing Co’s don’t know these are required by the manufacture to receive the 20/30 warranty. Yep. Very true!
· Make sure they only allow 2 days to complete a roof replacement, 3 days tops. Otherwise they can take up to a week with new/made up crews.
· Beware of the words Free and we’ll cover a deductible. These are exciting words that get people excited and sign without knowing the facts.
· Ask how many are on a crew. You need at least 6. 8-12 is better.
· There is no such thing as Hail proof shingles. They do offer a Life time/ impact resistant, but this storm would have damaged those. If you read the fine print, like a 20/30 yr shingle, the warrantee is Void once the shingle is hailed on.
· There is no such thing as free upgrade. This means in place of a discount, they’ll install a 30yr shingle for the full amount the insurance awarded for a 20yr shingle.
· Google the business address and select “street” view. See if the building actually has their company name on it or it is out of a home.
· Look at the license plat. Make sure they’re from Texas.
· Most of the Co’s I’ve seen in your area are new or small.
· Most insurance use estimate/exaggerate when determining price. They say that an estimated 75% of independent adjusters and 15 of the top 20 property insurers use this. So far, it has been my experience that all of them do. A Larger roofing company like Bold have Xactimate to insure each client is receives up to date pricing base on their area. Many adjust or type in the wrong region code thus uploading the wrong pricing. For example. South Texas is about 30% cheaper then north Texas. Boston is about 35% higher when you consider the price of labor.

On the roof. Watch out for crews that:
· Don’t add new felt. Only use the old.
· Only install felt in the valleys. Valleys require tile guard.
